Market Snapshot

Traditionally, the late spring-into summertime season sees an increase in listings in our local market. For Buyers, this means more inventory to consider. For Sellers, this means more competition, but also, a season where your property will show its best.
Current Inventory

As of May 25 (when data was pulled), the current number of homes for sale was increasing month-over-month across the Western Montana region. Additionally, the number of active listings is trending higher than the same period one year ago, which should excite Buyers who have been anxiously waiting for the competitive market to cool.

Price Per Square Foot

In Whitefish, we're seeing average residential price per square foot trading at $671/square foot (+78% vs April '21). In Bigfork, price per square foot in April '22 recorded at $608 (+75% vs April '21) and Kalispell at $356 (+43% vs April '21).

Average Sales Price

The average price of homes currently for sale (not under contract) in Whitefish sits at $2,327,314 ($982/square foot). Because some properties are reaching in price, it's important to look at SOLD data as well, which doesn't yet include May. For April, the ASP for sold homes in Whitefish recorded at $1,242,466 (+39%), Bigfork at $1,895,463 (+110%) and Kalispell at $724,349 (+23%).
