As we type this, watching snow fall outside our office windows, we wonder...has winter truly arrived in Western Montana? We
enjoyed one of the mildest Novembers on record, which created ample outdoor recreation amidst a quiet shoulder season. Now, as we turn our heads to ski season, we anxiously await the fun ahead. But, before we do, it's time for the latest issue of the Revel Roundup, dedicated to keeping you informed and up-to-date on all things Real Estate in Western Montana.
November Market Snapshot
A quick roundup of market stats from the past month
In Flathead County, we saw a slight dip (-9%) between October and November in Residential ASP, however, Median ($605,500) remained relatively flat.
Whitefish Residential ASP saw a slight bump from October to November, and is sitting 4% higher than the same month last year.
Kalispell experienced a dip from October to November both in ASP (-12%) and Median Sales Price (-18%) for Residential listings.
Editor's Note: As these are just monthly readings, we'll analyze quarterly data at the end of December and anticipate both ASP and MSP datapoints will remain
relatively flat/consistent.
Across the county, there is still a healthy residential inventory level on the market. Additionally, there are currently 522 active land listings across Flathead County. In Whitefish, there are 182 active residential listings and 116 active land listings, whereas Kalispell is seeing 280 active residential listings.
170 residential properties are currently under contract across the county, and an additional 63 land/lot listings are currently pending or under contract.
Down 26% from the same month last year, we saw only 94 residential closings in November (down from 127 in Nov '22), and an additional 30 land/lot closings. While the county saw a dip in closings compared to Nov '22, Whitefish (-49%) saw a greater dip than the average.
