So far this month, Whitefish has seen 41 Residential closings. Of those, 13 (32%) were listed at or above $1,000,000 and 16 (39%) were priced between $500,000 and $999,999.

Flathead County has seen 169 Residential closings this month. Of those, 24 (14%) were listed at or above $1,000,000 and 62 (37%) were priced between $500,000 and $999,999.

2021 Q3 | By The Numbers
If you've been following the local real estate market, the data from Q3 (July, August and September 2021) was not surprising, staying on trend from the previous quarter.

The Biggest Takeaways:

  • Home prices continue to surge across Western Montana. Across the MLS, average home prices were up 30% (versus the same quarter last year), with Bigfork (+58%), Columbia Falls (+56%) and Kalispell (+39%) all outperforming the average.

  • Whitefish, specifically, saw average residential sales prices increase by 15%, sizable for its large base, however, was down from previous quarter (Q3: $1,050,000 / Q2 $1,111,754).

  • Across the Valley, prices held firm - average percentage of list price fetched was at or slightly above 100%.
