Q2 2022 Market Report

Coming off months of record sales, prices and bidding wars, the Western Montana real estate market (mirroring much of the country) is starting to shift. But don't look at that as a negative. It's simply stabilizing, which is what healthy markets should do.

Demand in our local market is still apparent, and prices are still seeing increases.

Across the board, the Median and Average Sales Price of homes around Flathead County increased, both from the prior quarter as well as the same quarter last year. Albeit still healthy, the rate of growth is beginning to slow slightly. Whitefish saw a 6% increase in the Median Sales Price from Q1 to Q2, compared to a 40% increase from Q2 the prior year. Kalispell saw 25% and 40% increases, Columbia Falls 1% and 7% and Bigfork 18% and 38% during the same periods, respectively.

Even though the rate of growth is slowing across Flathead County, as visible from the above graph, home prices are still rising in value, and equity gains are still very apparent.

It seems that, for the most part, gone are the days of urgent offers, bidding wars and homes going under contract in one day. The above graph shows the change we've seen in the last year; Whitefish, Kalispell and Columbia Falls experienced a 126%, 171% and 127% increase of Average Days on Market between Q2 2022 and Q2 2021, respectively, and Bigfork (32% increase) wasn't that far behind.

Specific sectors in high demand, like homes on Whitefish Lake or in Whitefish's Iron Horse private golf community, are still going under contract almost instantly. With the right property and a well-priced listing, you'll still need to act quickly if you are looking for property in this sector.
